Only $7 Million Buys a Retail Space At Union Landing

An 11,000 square foot building on a bit more than three-quarters of an acre is for sale in this bustling shopping center.

 

If you've ever wondered how much it costs to own a chunk of the busy Union Landing Shopping Center, a commercial for sale listing posted by RetailWest offers a frame of reference.

Among the properties currently listed for sale is the building at Union Landing that currently houses the Sprint store and Mancini's Sleepworld.

The building, with 10,727 square feet of retail space, sits on a 34,307 square foot lot.

The asking price is $7 million. 

The sale would not affect either store. They are tenants with leases that run through December 2015 and July 2018, respectively.

All that would change is that Sprint would pay $210,491 a year to a new owner, and Mancini's would write an annual check for $199,607, according to the sales brochure.

At that rate the building would pay for itself in 17 years. 

The sales brochure describes Union City as centrally-situated in the San Francisco/Silicon Valley economic zone, "an ethnically diverse community of about 70,000 residents" with a "highly-regarded" school district and a median household income of $87,205.
